This. And also, until his heel turn, his only real feud that was a draw in WCW was with Flair. Other then this? Really, nothing... In fact, his friends (Duggan, Beefcake, Renegade) lost money... So you can say that he lost that money because, well, he brought them!

in the 80's hogan was still top draw, and everyone was on the hulkamania train, wcw did it right have hogan turn heel in the 90's.

This. Once he had a run around with all the "big" guys, fans started to slowly turn.

IF Hogan had stayed in 1992 and turned heel I think it would have worked pretty good for a couple of years

Extremely bad idea. WcW did it perfect at the perfect time. Turning Hogan heel back in the WWF at that time would have been disasterous, not to mention they didnt have the creative mindset then to do it right.

Didn't have the creative mindset? Vince McMahon and co of The Golden Era is still probably the greatest booking team of all time.

True, but to be fair, I thought back in 1992 that the product got stale, it was a crappy year. But I RAW made the product better IMO

Honestly, WCW would have never beat WWF in the ratings if Hogan had been a heel over there first. The Hogan heel turn was their big ace in the hole that generated the spark they needed to really launch the nWo. If Hogan had already been a heel in the WWF following his Hulkamania run, it wouldn't have had as big an impact.
